- Tract size — 40 to 80 acres is the sweet spot for serious deer hunting; tracts under 20 acres have a smaller buyer pool
- Timber cover and bedding habitat — thick native growth, cedar stands, and hardwood canopy hold deer
- Water sources — creeks, ponds, and seeps add significant appeal
- Food plot potential — open ground or cleared areas suitable for food plots increase recreational value
- Proximity to public land — adjacency to Hoosier National Forest is a strong selling point for hunters who want to hunt both their ground and adjacent public land
- Road access — landlocked hunting ground is nearly impossible to sell conventionally; it significantly limits value
- Trail system and improvements — existing stand locations, food plots, and access trails have modest value
Who Sells Hunting Land to Us
The most common seller: an older hunter who can no longer physically access the property, or whose hunting days have ended for health or age reasons. They own 60 to 150 acres of Southern Indiana hill ground that they have loved for years, but keeping it no longer makes sense. Their kids are not hunters. The property taxes keep coming. I have a hunting lease in place. Does that complicate the sale?
It depends on the lease terms. Annual leases that run season-to-season are straightforward — they transfer or expire naturally. Multi-year leases with specific terms need to be reviewed and may transfer to the new buyer. We will look at the lease document and tell you exactly how it affects things.
The land has no road frontage — it is accessed through a neighbor's property. Can you still buy?
Landlocked property is one of the more complex situations we handle. It significantly affects value and the pool of potential buyers. We have purchased landlocked parcels before when the economics work. Call us and we will assess the access situation honestly.
Does having a food plot or trail camera affect your offer?
Minor improvements have some value at the margin but do not dramatically change our offer for raw land. We are primarily evaluating the land itself. If you have made substantial improvements such as a cabin, a developed pond, or a maintained road system, those matter more.
