The land is in a county I have never heard mentioned — will you still look at it?

Yes. We buy throughout Indiana statewide. Some of our most interesting purchases have been in counties that rarely see real estate activity. Remote does not mean worthless — it just means fewer comparables and a smaller buyer pool, which is exactly why a direct buyer can be more useful than listing with an agent.

There is an old mobile home on the property. Does that change things?

It depends on whether the mobile home has a title (treated as personal property) or has been converted to real property. Either way, we have handled both scenarios. Old mobile homes in disrepair are typically a liability rather than an asset — we will tell you honestly how they affect our offer.

Can you close if the deed has a life estate on it?

A life estate means someone has the right to live on or use the property for their lifetime. The property can still be sold, but the life tenant's rights transfer with it. If the life tenant has passed, the estate needs to be extinguished through the proper legal process. We know how this works and can tell you where you stand.
