§ 01 — Acceptance.

By visiting this website, contacting us, or submitting a request for an offer, you agree to these Terms of Use. If you don't agree, please don't use the site or send us your information.

§ 02 — About our service.

Kentuckiana Land Co. is a direct land buyer. We review parcels, make cash offers, and close through a local title company. We are not a real-estate agent, broker, listing service, or auction platform.

• No listing agreement. Contacting us does not give anyone exclusivity over your property.
• No obligation. Requesting an offer does not obligate you to accept one.
• Not every parcel fits. We pass on parcels that aren't right for us and try to tell you honestly why.

§ 03 — Offers & negotiation.

Any offer we deliver is:

• Non-binding on you until you sign a purchase agreement.
• Subject to clean title and basic due diligence (county records, tax status, access).
• Good for a specific window — typically 14–30 days — after which pricing may need to be refreshed.
• Based on the information you share. If material facts change, we may revise the offer.

Either side can walk away before a purchase agreement is signed. Once signed, we close.

§ 04 — Your responsibilities.

When you contact us about a parcel, you represent that:

• You are the legal owner, an authorized representative, or an heir with standing.
• The information you share is accurate to the best of your knowledge.
• You have authority to discuss selling the land.
• Sending information does not by itself create a contract.

§ 05 — Use of this site.

You agree not to use the site for unlawful purposes, attempt to access restricted areas, scrape or automate form submissions, submit false information, or interfere with the site's operation.

§ 06 — Intellectual property.

Site design, written content, photographs, and logos are owned by Kentuckiana Land Co. or licensed to us. You may read and share links to the site; you may not copy, reproduce articles in full, or use our branding without written permission.

§ 07 — No legal or tax advice.

Nothing on this site — including our blog, guides, or conversations with Roger — is legal, tax, accounting, or financial advice. Consult your own attorney, accountant, or tax advisor before making decisions about your property.

§ 08 — Disclaimers.

The site is provided "as is." We don't guarantee it's error-free, complete, or current. Market conditions, county rules, and our processes change. If something on the site matters to your decision, call us to confirm it's current. Third-party links are provided as a convenience; we don't control or endorse those sites.

§ 09 — Limitation of liability.

To the fullest extent permitted by law, Kentuckiana Land Co. and its owner are not liable for indirect, incidental, or consequential damages from your use of the site or pre-contract communications. Our total liability for any claim related to the site will not exceed fifty dollars ($50). Nothing here limits rights under a signed purchase agreement — that document governs the transaction itself.

§ 10 — Governing law.

These Terms are governed by Indiana law. Any dispute will be resolved exclusively in the state or federal courts in Clark County, Indiana. If any part of these Terms is found unenforceable, the rest remains in effect.

§ 11 — Changes & how to reach us.

We may update these Terms from time to time. Continued use after changes take effect means you accept the updated Terms.
