Roger personally pulls parcel records, checks title and comparables, reviews aerials, and looks at the situation the way a buyer with local knowledge should. No scripts, no lowball generators.

Questions people ask before they call.

No. We buy land as-is, in any condition — overgrown, landlocked, timber-harvested, flood-prone, or sitting idle for decades. There is nothing to clean up, haul out, or repair before selling. We factor the condition into the offer price, not into a list of things you need to do first.

Back taxes and recorded liens are handled at closing. The amounts owed are deducted from your proceeds and paid directly to the county or lienholder. You don't need to come out of pocket beforehand. We've closed deals with several years of delinquent taxes — it's a routine part of the process, not a dealbreaker.

You don't have to, but you can. The title company handles the closing paperwork, deed preparation, and recording. If you have heirs involved, a complicated title history, or just want independent legal review, that's completely reasonable and we'll work with whatever team you choose to bring in.

This is one of the most common situations we work with. Depending on the state and circumstances, it may require a formal probate filing, an affidavit of heirship, or a small estate proceeding. We're patient with the timeline and can coordinate with your attorney or the title company to navigate it. It adds time, but it is not a deal-stopper.

Roger looks at comparable sales in the county, access and road frontage, soil type, timber, water features, any title complications, and what similar parcels have actually closed for recently — not what's listed, what has sold. There is no algorithm. Every parcel gets a personal review and one honest number.

Yes, but all owners on the deed need to agree and sign. If you have co-owners — siblings, an estate with multiple heirs, a spouse — everyone listed will need to participate in closing. Remote closings are common, and we can work around schedules. Getting everyone aligned upfront is the most important first step.
