The Process in Plain English
Tell Us About Your Land
Call, text, or fill out the form. Roger reviews your info personally — no call centers, no scripts, just a real conversation about your land and what you need. We ask for the basics: county, approximate acreage, and any situation you're dealing with — back taxes, multiple owners, no access, or just land you want to move.
There's no commitment at any stage — you can walk away anytime before closing. We're just gathering enough to know whether this is a good fit.
We Research and Reach Out
We look up the parcel in county records, check any title or tax issues we can find publicly, and research comparable land transactions in the area. We'll reach back out — usually within a few business days — with questions or a preliminary offer.
We're straightforward about what we can and can't offer. If a parcel isn't a fit, we'll tell you that too rather than stringing things along.
Close on Your Timeline
If we agree on terms, we work with a licensed title company to handle the closing. Title research, deed preparation, and recordation are all handled through closing. We can often close in a few weeks, depending on title clearance and the specifics of your property.
You receive payment at closing — cash or wire transfer, depending on your preference. For a detailed walkthrough of what happens at the closing table, see our guide: What to Expect at Closing When You Sell Land for Cash in Indiana or Kentucky. For more on what controls closing speed, see How to Sell Land Fast in Indiana.
What about closing costs? We cover normal closing costs in most standard transactions. We'll be clear about what's included when we present an offer.

What We Handle That Agents Won't
Most real estate agents don't want to touch land with complicated title situations. We work through these regularly.
Title Clouds & Unclear Ownership
Old liens, gaps in the chain of title, or unclear ownership from decades of informal transfers.
Multiple Heirs or Unknown Heirs
Land passed informally across generations without probate. We work with attorneys to resolve these when needed.
Delinquent Property Taxes
Back taxes can be factored into the offer and paid at closing from proceeds — depending on the situation.
No Road Frontage or Access
Landlocked parcels are difficult to sell on the open market. We're familiar with access easement situations in this region.
Common Questions
We can often close in a few weeks once we agree on terms, depending on title clearance and county-specific recording timelines. Complex title situations take longer — we'll be upfront about the timeline.
Yes — we buy land throughout Indiana statewide, with a focus on Southern Indiana counties. We also buy in targeted Kentucky counties. If you're unsure whether your county is in our service area, just reach out.
Often yes. Delinquent taxes can usually be factored into the transaction and resolved at closing, depending on the amount and the overall deal structure.
Multi-heir situations are common with inherited land. We work through these — sometimes that means helping connect sellers with a probate or real estate attorney to get title in order before we can close.
No. Getting an offer from us costs nothing. There's no obligation, no listing agreement, and no fee.
