§ 01 · Who we are.

Kentuckiana Land Co. ("KLC," "we," "us," "our") is an owner-operated private land-buying business in Jeffersonville, Indiana, owned by Roger Choate. We buy land directly from owners in Indiana and eleven Kentucky counties. KLC is part of Oettinger Management Group ("OMG"), a family of real estate and home services companies.

This policy covers information collected through https://www.kentuckianalandco.com/, the forms on it, and the calls, texts, and emails that come from using it. It does not replace any purchase agreement, closing document, or other written agreement we sign with you for a specific transaction.

§ 02 · No professional relationship.

Sending us information does not create an attorney-client, broker-client, agency, fiduciary, or confidential relationship. Kentuckiana Land Co. is a private land buyer. We are not a law firm, a licensed real estate brokerage, or a tax or title advisor, and what you send us is not privileged. For legal, tax, probate, title, or estate questions, talk to a licensed professional.

§ 03 · What we collect.

What you give us. When you fill out a form, call, text, or email, you may share:

• Contact details: name, phone, email, mailing address, preferred way to reach you.
• Property details: the county, address, parcel or tax ID, acreage, access, and condition of the land.
• Situation details: ownership and heirs, probate status, taxes, liens, mortgages, leases, boundary or title concerns, and anything else you choose to tell us.
• Documents and photos: deeds, tax bills, surveys, or pictures, if you send them.

We do not ask for Social Security numbers, bank account numbers, or card numbers through this website. Please do not send them.

What the website records automatically. Like most sites, ours and our hosting and security providers record technical information: IP address, browser and device type, the page you came from, pages viewed, dates and times, approximate location from your IP address, and error and security logs. When you submit a form, we save the page it came from and any campaign tags (such as UTM source) with your submission. We also log basic actions such as clicking a call or text button or starting the form (which button, which page, device type, and a session identifier), so we can see what is working.

What we find elsewhere. To evaluate land we may look at public records and other lawful sources: county recorder, assessor, treasurer, and clerk records, court and probate filings, tax and lien records, GIS and mapping tools, and information from title companies, surveyors, attorneys, and other people involved in a transaction. Much of this is already public record, and we may combine it with what you tell us.

§ 04 · How we use it.

• Review your land and prepare, explain, and follow up on an offer.
• Contact you by phone, text, or email about your inquiry.
• Verify ownership, authority to sell, title, taxes, liens, and access.
• Coordinate closing with a title company, closing attorney, your attorney, or your family.
• Keep business, tax, accounting, insurance, and legal records.
• Run and improve the website, measure what works, and protect it from spam, abuse, and fraud.
• Comply with the law and enforce our rights.

§ 05 · Calls, texts & email.

If you give us a phone number or email address, you authorize us to contact you about your inquiry, your land, and any transaction that follows. That can include calls, voicemail, text messages, and emails. We may also send a short confirmation email after you submit the form.

If you text us or give us a mobile number, you agree to receive responsive texts about your inquiry. Message and data rates may apply. Reply STOP or tell us directly to end non-essential texts.

We do not sell, rent, or share mobile numbers or text-message consent with any third party or affiliate for marketing. That information is excluded from every sharing category in this policy. We may keep call logs, texts, emails, and voicemails as business records. Email and text are not fully secure, so please do not send sensitive information that way unless you accept that risk.

§ 06 · Cookies & analytics.

This site uses Google Analytics (a Google service) to count visits and see which pages help people. Google Analytics uses cookies and similar identifiers and receives details such as IP address, device and browser, and pages viewed. Google describes its use of that data at policies.google.com/technologies/partner-sites. The site also loads fonts from Google Fonts, and our own scripts keep short-lived campaign tags and a session identifier for the click logging described above. We do not currently run advertising or retargeting pixels on this website.

You can block or delete cookies in your browser settings, though some features may not work as well. There is no uniform standard for "Do Not Track" signals, so we may not respond to them, but we will honor opt-out preference signals where the law requires and it is technically feasible.

§ 07 · Who we share it with.

We share information only as reasonably needed to run the business, finish a transaction, or meet legal duties. That can include:

• Service providers that host the website, deliver email, provide analytics and security (for example our web host, Cloudflare, and Google), and store business records.
• Transaction participants: title companies, closing agents, attorneys, surveyors, appraisers, inspectors, lenders or lienholders, and county offices that record deeds.
• Sister companies in the OMG family, when your inquiry reasonably belongs with them (see section 08).
• Advisors such as accountants, attorneys, and insurers.
• Courts, regulators, and law enforcement when the law requires or permits it, and when needed to protect rights, property, safety, or against fraud.
• A successor if the business or its assets are sold, merged, financed, or restructured.

Deeds, closing documents, and tax or court filings can become public record, and we do not control public records.

§ 08 · Sister companies.

Kentuckiana Land Co. is one of several OMG companies, including We Buy Doublewides, Mortgage Forfeiture, Kentuckiana Commercial Co., Kentuckiana HomePros, and the OwnerRoute Investor Forum. If your situation involves something another company handles, such as a manufactured home on the land or a foreclosure, we may refer your inquiry or share the relevant details with that company so they can help. Each company may have its own website policies, and a signed agreement for a specific transaction controls that transaction.

§ 09 · We don't sell your information.

We do not sell personal information for money. Some analytics tools can count as "sharing" or "targeted advertising" under certain privacy laws even without a payment. If a law gives you the right to opt out of that, contact us using the details in section 17. We do not knowingly sell or share the personal information of anyone under 16.

§ 10 · How long we keep it.

We keep information as long as reasonably needed for the purposes above, including recordkeeping, taxes, accounting, insurance, legal compliance, and resolving disputes. Property, title, and transaction records may be kept for years. Backups, logs, and archived copies may remain for a while after we delete something from active systems.

§ 11 · Security.

We use reasonable administrative, technical, and physical safeguards to protect information. No website, email, phone, or text system is completely secure, so we cannot guarantee absolute security. If your matter involves sensitive legal or financial details, consider calling instead and talking with a professional first.

§ 12 · What we need from you.

By sending us information you confirm that it is accurate to the best of your knowledge, that you have the right or authority to share it, and that you are not sharing it for an unlawful or misleading purpose. If you give us information about an owner, heir, tenant, lienholder, or other person, you confirm you have a legitimate reason and the authority to do so.

§ 13 · Children.

Our services are for adults. This website is not directed to children, and we do not knowingly collect information from anyone under 18. If you believe a child has sent us information, email us and we will delete it.

§ 14 · Your privacy rights.

Depending on where you live, state privacy laws (including laws in Indiana and Kentucky, where they apply to us) may let you confirm whether we hold information about you, see it, correct it, delete it, get a copy, opt out of targeted advertising or sales, and appeal a denial. To make a request, email [email protected] with the subject line "Privacy Request," or call (502) 528-7273. We may need to verify your identity first.

We may deny or limit a request where the law allows, for example where we need the information for transaction records, legal compliance, fraud prevention, security, or legal claims, or where it is already public record. Deleting something from our systems does not remove it from public records or from records held by title companies, attorneys, or government offices. If we deny a request and you have a right to appeal, we will tell you how.

§ 15 · Links to other sites.

This site links to other websites, including our sister companies and government record sites. We are not responsible for their content or privacy practices, and a link is not an endorsement.

§ 16 · Other important notes.

• Located in the U.S. This website is meant for use in the United States. If you use it from elsewhere, your information will be processed in the United States.
• Legal and business transfers. We may preserve or disclose information to comply with law, respond to legal process, investigate fraud or abuse, enforce our agreements, or defend claims. If the business or its assets are sold or restructured, information may transfer to the successor, which may use it under this policy or a materially similar one.
• Changes. We may update this policy. The revised date will appear at the top, and changes apply to information collected after they are posted unless the law says otherwise. Using the site or contacting us after an update means you accept it.
• Reservation of rights. Nothing in this policy limits any right, defense, or protection available to Kentuckiana Land Co., Roger Choate, OMG, or their affiliates under law, and nothing in it creates a contract, a private right of action, or a special relationship. If a part of this policy is found unenforceable, the rest stays in effect.
