Yes. We do most of the research ourselves. You'll need to review and sign documents when the time comes, but we don't require you to manage the process or coordinate between parties. We handle that.
No. Delinquent taxes are common on land owned by out-of-state owners and are handled at closing from the sale proceeds. We factor the outstanding amounts into the offer. As long as the parcel hasn't already transferred at a tax sale, we can work with it.
Multi-owner situations are manageable — all owners need to sign at closing, but that can typically be done remotely. The title company coordinates getting signatures from multiple parties in different locations.
