The Out-of-State Land Owner Problem
You own land in Indiana or Kentucky but live somewhere else. It might be land you inherited after a parent died, land you bought when you lived here years ago, or family ground that's been in your name for decades. Whatever the reason, managing it from a distance is a constant low-grade drain — property taxes due each year, occasional calls about trespassers or fence lines, and no easy way to deal with any of it without flying back.
The most common thing we hear from out-of-state callers: "I've been meaning to deal with this for years." The friction of selling from a distance is real. Not knowing who to call, not wanting to fly back for a transaction that might not close, not being sure what the land is even worth anymore. This is exactly the situation where a direct sale simplifies things.
How We Handle Out-of-State Closings
Most of our process can be handled entirely from where you are:
- Initial evaluation and offer: Phone, text, or email — we pull the county records ourselves
- Title work: The title company coordinates with you directly by mail or email
- Document signing: Closing documents can be signed with a notary in your area and returned by overnight mail or electronically
- Payment: Proceeds are wired directly to your account at closing
We cannot guarantee every closing can be fully remote — occasionally specific county requirements or title complications require in-person steps. We will tell you early in the process if that's the case. But in our experience, the large majority of out-of-state closings complete without the seller traveling.
Back Taxes from Living Away
Out-of-state owners frequently have delinquent property taxes. Bills went to an old address and no one caught them. Several years can accumulate quietly. Delinquent property taxes become a lien on the property — and after enough years, the county can initiate a tax sale process. This doesn't have to stop your sale. Delinquent taxes are typically paid at closing from the sale proceeds.
